The issue of Capital Gains Tax is an important aspect of dealing with and winding up an estate, and, without professional assistance, can become a troublesome problem for you and your family. We guarantee an accurate valuation of a home or commercial property, for probate, inheritance and capital gains purposes.
A valuation by someone without expert knowledge could result in over valuation ,which could cause additional, unnecessary tax liabilities or under valuation, resulting in a query being raised by the tax authorities, which could cause significant delays in the winding up of the estate.
We are aware that the circumstances in which probate arises are often difficult and we handle the process with empathy and discretion. Our aim is to make everything as easy as possible.
In these days of high divorce and separation rates, it is usually necessary for matrimonial houses or shared property to be valued to decide upon how the assets will be shared.
Our valuers are able to undertake these matrimonial valuations and provide reports compliant with Part 35 Civil Procedure Rules.
In most cases we are jointly appointed by instructing solicitors (on behalf of each party) to provide an independent valuation report for the Courts. We are able to provide matrimonial valuation reports in respect of the matrimonial house and/or other shared residential investment properties.
An insurance valuation is an assessment of the rebuilding cost of the property which reflects the construction type and includes all ancillary features like roadways, gardens, stores etc.
Such assessments are carried out in accordance with Royal Institute of Chartered Surveyors (RICS) guidance on both houses and blocks of flats.
Most leases for blocks of flats require a regular updating of insurance valuations based upon accurate rebuilding figures. This is usually required every 3 years.
